A price per square metre cannot distinguish between a building with a generator and one without, and that difference now outweighs finishes. The Maracaibo market has split in two: property with its own water, backup power and fibre sells, while property without it sits on the market for months no matter how attractive the asking price looks.

When comparing two properties at the same price, the right question is not which one looks better. It is which one still works at two in the afternoon on a August Tuesday with no grid power.
