What gets assessed
What I look at to price your property
Two apartments with identical floor area, on the same avenue, can be worth very different sums. The difference is almost never in the floor plan: it is in the level, the view, whether the building has its own generator, how the water arrives, and the state of the kitchen and bathrooms.
That is why a valuation is not done from a desk. It is done by seeing the property, reviewing its documentation, and comparing it against real recent transactions nearby.
- Area and exact location: avenue, floor level, orientation, view, and what is within walking distance.
- Size and layout: floor area, bedrooms and bathrooms, parking spaces and storage.
- Real condition: kitchen, bathrooms, flooring, air conditioning, waterproofing, windows.
- Building services: own water supply or tank, generator, fibre optic and security, which weigh more than most people expect on a Maracaibo price.
- Building association: the monthly fee, the state of common areas, and whether fees are up to date.
- Document status: an incomplete file affects both the price and how long the sale takes.
- Recent comparable transactions in your own area, not city wide averages.
What you receive
A written range, dated and argued
At the end you receive a short document, in English or Spanish, that you can read at your own pace or share with your family. It is not a figure dropped into a WhatsApp message.
- A reference range, with a floor and a ceiling, rather than a single number.
- The cut off date of the analysis, because the market moves and an undated figure means nothing.
- The comparables the range rests on, described by area, size and condition.
- A read on timing: the price that sells quickly, and the price that leaves it listed for months.
- What is worth fixing before listing and, just as important, what is not worth touching.
I would rather give you a number you dislike than one you like that never materialises.
A distinction
A market valuation is not a formal appraisal
A market valuation answers a commercial question: what would this sell for today. It is prepared by a real estate advisor using recent transaction data, it guides the asking price and the negotiation, and it carries no legal weight.
A formal appraisal answers a different question and is signed by an accredited appraiser. It is what banks require for a mortgage, and what is needed in an inheritance division, a court case or certain filings. It has a cost and a defined format.

After the valuation
So what do I do with that number?
Many owners ask for a valuation with no intention of selling yet, and that is perfectly reasonable: knowing what your asset is worth is useful information even if you do nothing with it this year.

Is the property valuation free?
Yes, it is free and carries no obligation. It does not commit you to listing the property with me or to signing anything. If you later decide to sell, the analysis is already done and we start from there.
How long does a valuation in Maracaibo take?
A few days from the moment I can see the property, depending on how many recent comparable transactions exist in your area. If you need an early read before that, I will give you one on WhatsApp the same day, flagged as preliminary.
Do you need to visit the property?
Yes, whenever that is possible. The real condition of a property moves the price and does not show up in photographs. If you are abroad, I arrange the visit with your relative or attorney in fact and send you video and photos of what I found.
Will you give me one exact figure?
No, and be wary of anyone who does. You receive a reference range with the date it was calculated and the comparables behind it. The final price is set by the market on the day a buyer is willing to pay it.
Is this valuation valid for a bank or an estate settlement?
No. A mortgage, an inheritance division or a court process needs a formal appraisal signed by an accredited appraiser, and I will help you arrange one. The market valuation is for deciding the asking price.
