Renting in Maracaibo, Venezuela: houses and apartments
Renting well in Maracaibo comes down to a price that moves in its area, showing what tenants actually check (backup power, water, air conditioning and parking) and a clear written contract. I help owners rent out their house or apartment and people looking for a place to live, including those outside Venezuela.
I am Claudia Velazco, a real estate advisor with RE/MAX Eleva in Maracaibo, Zulia. I handle buying, selling and renting, in English and Spanish.
For owners
How to rent out your house or apartment in Maracaibo
A good, stable tenant is worth more than a high rent with empty months. Every step aims for that.
-
A price that moves
I compare your property with what is renting in the area with similar services. Asking above the market drags the search out, and every empty month costs about 8.3% of the year's gross income.
-
Prepare what tenants check first
In Maracaibo, tenants ask about the generator, water, air conditioning and parking before the kitchen. We make sure everything works and can be shown with clear photos and facts.
-
Exposure in the RE/MAX network
Publication through RE/MAX Eleva and the network, plus my own list of people looking to rent. One price and one message.
-
Tenant screening
Before any viewing I confirm who the applicant is, what they do, how many people will live there and their real ability to pay. I introduce applicants to you with that information, and the decision is yours.
-
A written contract
Rent, currency, term, deposit and who pays what, all in writing and in line with the residential lease law in force since August 2026. For special cases, I recommend a lawyer's review.
-
Handover with inventory
On handover day we record the property's condition with photos and a signed inventory. That document prevents most disputes at the end of the lease.
For tenants
If you are looking to rent in Maracaibo
Tell me the area you like, your budget, how many bedrooms you need and what you cannot do without. I filter the options before you waste time on viewings that do not fit.
If you are moving back to Venezuela, renting before buying gives you time to get to know the city and decide calmly. It is part of the approach I describe in the guide to moving back to Venezuela in stages.
- Filtered options by area, budget and services.
- Video call viewings if you are not in Maracaibo yet.
- Contract review before you sign, with no fine print.
- Inventory at handover, so your deposit is protected.
From abroad
Renting out your property while you live outside Venezuela
A closed apartment ages too, and a well-run rental keeps it lived in and earning. If you live abroad, I find the tenant, coordinate the contract and handover, and keep you informed in writing.
If a relative helps with day-to-day matters, agree in writing on what they will do, how often they will report to you and what they will charge. A favour is not a management arrangement, and making it clear from the start avoids friction.
If you are thinking of buying to rent, read the guides to buying to rent from abroad and the real rental yield in Maracaibo.
In Maracaibo
What matters most when choosing a rental
Backup power. A building or house with a generator rents faster and holds its price better.
Water. Tank, pressure system and a steady supply. It is one of the first questions at any viewing.
Air conditioning. In Maracaibo's heat it is not a luxury: how many units, what condition, and who maintains them.
Parking and security. A dedicated space, covered if possible, and access control.
Frequently asked questions
What people ask me most
How much does it cost to rent an apartment in Maracaibo?
It depends on the area, the services and whether it is furnished. As a reference, in a sample of October 2026 listings the median asking rent was $650 a month for two bedrooms and $600 for three. These are asking prices, not closed deals; for your case I give you a range based on comparables in your area.
Can I rent out my apartment in Maracaibo if I live outside Venezuela?
Yes. I find and screen the tenant, coordinate the contract and handover, and keep you informed in writing. If a family member helps day to day, it is best to put their role in writing.
Can rent be charged in US dollars?
Yes. The residential lease law in force since August 2026 allows rent to be agreed in foreign currency. What matters is that the currency, amount and payment method are written into the contract.
How do you choose the tenant?
Before any viewing I confirm who the applicant is, what they do, how many people will live there and their ability to pay. I introduce applicants to you with that information and you decide.
What do you charge to rent out my property?
Fees are agreed in writing before we start, and I explain what they include. No upfront charges and no hidden costs.
Can you help me find a rental if I am coming from abroad?
Yes. I filter options by area, budget and needs, show them to you by video call if you are not in the city yet, and review the contract with you before you sign.
