Invest in Venezuela real estate

To invest in Venezuelan property from abroad you need three things: a shortlist compared on real numbers, a legal check of the title before any money moves, and someone you trust on the ground to carry the deal through to registration. That is the work I do from Maracaibo, Zulia.

I work with international investors and with Venezuelans living abroad. You do not need to fly in: viewings happen live on video and you sign through an apostilled power of attorney. For Caracas, Valencia or Margarita I work alongside RE/MAX colleagues in each city.

The process

How investing from abroad works, step by step

This is how I work with every client abroad, so you know exactly what you are buying.

  1. Goal and budget

    We start with what you want: monthly income, a home to come back to, a running business or a place to keep your capital. That sets the budget, with the purchase price kept separate from closing costs, improvements and a reserve. The guide on how to invest in Venezuela real estate walks through the price bands.

  2. A compared shortlist

    You get comparable options side by side: price per square metre, condition, utilities (water, backup power, internet), building fees and, for rentals, an estimated rent and net yield. Three like-for-like properties tell you more than twenty different ones.

  3. Live video viewings

    We walk through each property on a video call at a time that suits you. I open the cupboards, run the taps and show you the street and the building. What the photos leave out is usually what matters most.

  4. Title checked before you pay

    Before a single dollar moves, the lawyer on my team reviews ownership, liens and the legal history of the property. If something is off, you find out before paying, not after. More in how to verify a Venezuelan property before you pay.

  5. Terms in writing

    I negotiate on your behalf and we put price, conditions, outstanding documents and dates in writing. You get my honest view, and the decision is always yours.

  6. Signing by power of attorney

    If you cannot travel, you sign an apostilled power of attorney where you live and someone you trust signs at the registry. The options are explained in power of attorney to buy or sell in Venezuela.

  7. After the purchase

    If you bought to rent, we arrange letting the property and whatever management you agree on. You keep getting written reports, just as you did during the purchase.

Strategies

What kind of investment are you after?

Different goals call for different properties. A buy-to-let apartment is chosen on other criteria than a retail unit or a home to move back to, and the number that matters changes too.

Rentals are the busiest part of the Venezuelan market today, and in Maracaibo, Zulia a well chosen apartment nets roughly 4.5 to 5.5 percent a year, as shown in real rental yield in Maracaibo.

Can a foreigner buy property in Venezuela?

Yes. As a general rule, foreign nationals can own real estate in Venezuela. Some areas carry exceptions, so the location and the requirements for your case are checked before anything is signed.

Do I need to travel to Venezuela to buy?

No. Viewings happen on live video, documents are verified before you pay and your representative signs using a power of attorney apostilled in your country. If you would like to see the property in person, we can arrange the visit.

How much do I need to start investing in Maracaibo?

There are options from around 30,000 dollars for compact apartments or units that need work. Between 50,000 and 100,000 dollars buys two and three-bedroom apartments in established areas. On top of the price, set money aside for closing costs, improvements and upkeep.

What does a rental apartment earn in Maracaibo?

A 50,000 dollar apartment let at 300 a month yields about 7.2 percent gross a year. After vacancy, building fees, maintenance and management, net yield lands between 4.5 and 5.5 percent.

Do you only work in Maracaibo?

I work Maracaibo and the whole of Zulia state directly. For Caracas, Valencia, Margarita and other cities I work with RE/MAX colleagues who know each market first hand.
