The process
How your property gets sold, step by step
There are no shortcuts, but there is an order. Each step exists to prevent a problem I have seen cost owners money or months.

Valuing the property
I compare your property against recent transactions in your area: floor area, layout, condition, building services, floor level and view. You come away with a written reference range, not a number pulled out of the air. You can request the valuation before deciding anything else.

Reviewing the documents

Preparing and presenting
Before anything is published we agree what is worth fixing and what is not. Then come careful photographs and a clear property sheet with the real floor area, services and conditions. A well presented property attracts better offers, not just more viewings.

Exposure through the RE/MAX network
Your property goes out through the office channels and the shared listing system RE/MAX Eleva is affiliated with, where other agents in the network see it and show it to their own buyers. On top of that come social media and direct outreach to my own list of interested buyers.

Qualified viewings
I do not open your door to anyone who asks. I screen enquiries before booking, confirm that the buyer can actually pay, and tell you about every visit. Afterwards you hear what they said, even when it is not what you hoped: that feedback is what lets us adjust in time.

Negotiation
When an offer arrives we look at it with the numbers on the table: price, payment structure, timeline and conditions. I negotiate on your behalf and give you my honest reading, but the decision is always yours.

Notary, registry and handover
I review the draft sale deed, coordinate with the notary or the registry, confirm every requirement is in place, and stay with you from signing day through to handing over the keys. If you are signing through an attorney in fact, I coordinate with them.
From abroad
Selling from abroad, without flying in
Yes, you can sell your house or apartment in Maracaibo, Zulia without travelling to Venezuela. The legal instrument that makes it possible is the power of attorney: if you sign it while in the country it is granted before a notary or a registry; if you sign it where you live, it is apostilled under the Hague Convention, and if your country is not a party to that convention, it is legalised through the consulate.

What has to be in order
A sale file in Venezuela is built from the properly registered title deed, a current cadastral certificate, municipal and utility clearance certificates, and the registry record or encumbrance certificate. Depending on the case others may join them: an inheritance tax filing if the property came through an estate, spousal consent, or a building association clearance.
Gathering all of that takes time, and that time is the single most common reason a sale collapses at the last moment. So we start there rather than leaving it to the end. If a document is missing there is almost always a route to fix it; what matters is finding out early.
A serious buyer is not scared off by a pending document. They are scared off by finding out about it late.
