Investing in commercial property in Maracaibo: buy the unit or buy the business?
There are two ways to put money into commerce in Maracaibo, Zulia. You can buy the unit, a registered property you rent out or use yourself, or you can buy a running business, the going concern, which almost always trades from rented premises. They are valued differently, paid for differently and checked differently. Here is how, with real examples from the portfolio I am handling right now.

When someone abroad tells me they want "something commercial", my first question is simple: do you want to own the walls, or the business inside them? It sounds like the same thing and it is not. One is a property that holds its value and earns rent. The other is a small company with customers, equipment and staff, and it needs someone running it every day.
The short answer: if you want steady income and an asset, buy the unit and let it. If you want a business that already trades and you have someone to run it, buy the going concern, and read the lease on the premises very carefully, because everything else depends on it.

The Calle 72 unit works out at roughly 700 dollars per square metre of built space, contents included. The two businesses do not come with the property: you are paying for a working business and the right to stay in the premises under the existing lease.
What makes a retail unit work in Maracaibo
A unit is worth what its street is worth. In Maracaibo people get around by car and in serious heat, so some things count for more than they would elsewhere:
- Traffic and visibility. Established commercial streets such as Calle 72 or Avenida 5 de Julio already have the footfall. A unit you can see from the car sells itself.
- Parking. If customers cannot pull in, they drive on. A unit with its own bays out front is worth more and lets faster.
- Utilities that hold up. A backup generator, a water tank or well, and air conditioning that copes at midday. The guide on water, generator and fibre explains why these three move the price.
- A space that suits more than one trade. A large, regular unit can go from mini market to pharmacy to spare parts shop. A highly specialised one depends on finding another tenant just like the last.
The state of street retail in Maracaibo
In the census the Maracaibo Chamber of Commerce carried out in August 2025 across six corridors (5 de Julio, Las Delicias, Cecilio Acosta, La Limpia, Bella Vista and Calle 72), 6 in 10 units were rented, 85 percent were micro businesses and 13 percent of active units had recently reopened, as reported by Finanzas Digital. Put simply: if you own a good street unit, there are people who want to rent it.
Nationally, small retail (grocery stores, corner shops and markets) accounts for 70 percent of consumer spending, and the trade federation Consecomercio expects the sector to grow 5 percent by the end of 2026, according to Contrapunto. That is why a unit fitted out as a mini market, like the one on Calle 72, has a clear market.
On price, retail units listed in Maracaibo ask a median of 355 dollars per square metre, but very large units pull that figure down. A normal-sized street unit in Delicias or on 5 de Julio is listed at 550 to 750 dollars per square metre. To rent, the median is 3.3 dollars per square metre a month. Working out the return
If you buy the unit to let
The sum is the same as for an apartment: monthly rent × 12 ÷ purchase price. Then take off the months it may sit empty, any building fees, maintenance and the management fee. The difference from residential is that a good commercial tenant tends to stay longer, but when one leaves, finding the next can take longer too. That is why a flexible space matters so much. On today's median sale and rental figures, the gross return on a retail unit comes out above that of an apartment, but it is a rough number: every unit needs working out on its actual rent.
If you buy a running business
What counts is proven monthly profit, not turnover. A simple way to see it: divide the asking price by the real monthly profit and you get the number of months of profit you are paying up front. If that number is high, the price assumes growth that has not happened yet. And if the lease ends soon, any number becomes fragile.
What to check before you pay

For a running business, also:
- The lease on the premises: how long is left, whether it renews, the rent, and whether it can pass to the new owner.
- Actual sales: bank statements, card terminal reports and invoices, not only what is said on the viewing.
- Stock and the condition of each piece of equipment.
- That the trade registration and taxes are up to date, and that the business carries no supplier debt.
- Who works there today and on what terms.
